Mark Dunaway spent 30+ years leading finance and operations for some of the country's top residential homebuilders - and then walked away from all of it to build a fractional CFO market from scratch on the Gulf Coast. As Area President and Fractional CFO for FocusCFO, he covers coastal Alabama and Pensacola, FL, a territory with zero prior FocusCFO presence and a market that often can't distinguish a CFO from a CPA. In this episode, Mark unpacks what strategic financial leadership actually looks like for small businesses, why hope is not a strategy, and how he's doing it all the old-fashioned way: five to seven face-to-face meetings a week.

We cover Mark's path from a Baptist minister's son in southeastern Kentucky to bagging groceries, doing a six-hour solo Sunday radio show, and eventually running divisions for some of the largest homebuilders in the country. Along the way, he learned that great CFOs don't just live in spreadsheets - they have to understand the field, the bank's perspective, and the owner's vision all at once. If you're a small business owner trying to figure out whether you need a CPA, a bookkeeper, or something more, this episode is the clearest explanation you'll find.

The Three-Headed Monster: What a Fractional CFO Actually Does

Mark opens with a frame he calls the three-headed monster: every business needs a visionary entrepreneur to drive the idea, someone to feed the business (sales/revenue), and someone to build the financial and operational infrastructure behind the scenes. That third head is where fractional CFOs live. The analogy he uses is simple - if you need heart surgery, you don't go to your general practitioner. You find a specialist. His affiliated CFOs each bring two to three decades of real industry experience into companies that could never afford to hire that caliber of talent full-time. The result is strategic financial leadership, not bookkeeping.

CFO vs. CPA: Why the Difference Matters More Than You Think

One of Mark's biggest challenges on the Gulf Coast is that most business owners conflate a CFO with a CPA. CPAs are backward-looking - they keep the score, file the taxes, and report on what already happened. A CFO is forward-looking: building the plan, modeling the scenarios, setting weekly targets, and helping ownership see around corners. Mark's example cuts to the chase: if you have two clients - one that pays in 10 days at a lower margin and one that pays in 45 days at a high margin - a CPA tells you what happened last quarter. A CFO tells you that you need 70% of revenue from the faster-paying client to fund the cash flow that lets you hold the more profitable one. That's the difference.

Breaking Goals into Weekly Wins

Hope is not a strategy - Mark says it twice and means it both times. When an owner says they want to exit for $12 million in five years, Mark works backward: what does this quarter need to look like? What does this week need to produce? In homebuilding, if a house takes five months to build and your target is 100 closings, you need to be selling 7-8 homes per week starting in January - because by July, the math is done. His team measured at a weekly cadence not because of arbitrary discipline, but because weekly is the shortest interval where you still have time to course-correct before a quarter goes sideways. The goal isn't just accountability - it's maintaining the ability to respond.

Building a Market from Scratch - The Scrappy Way

FocusCFO has zero other presence in Alabama, Mississippi, Louisiana, or west Florida - the nearest area president is in Atlanta. Mark is building the market from nothing, in a region full of self-made entrepreneurs who didn't build their businesses by taking advice from outsiders. His approach: 5 to 7 in-person meetings a week across Mobile, Baldwin County, and Pensacola, a tray full of business cards, and the patience to know that about 1 in 20 conversations turns into a real referral partner. He grew up as a Baptist minister's son who learned values from his father and financial instincts from his mother's yard sale ledger. That combination - integrity, persistence, and an eye for the numbers - is exactly the ethos he brings to building the Gulf Coast market.
